Drywalling in Doon South

Drywall across Doon South, from the newer streets off Robert Ferrie Drive to the established homes near Doon Village and Homer Watson.

Doon South is the heart of Kitchener's new-build drywall work. Most of the houses are under fifteen years old, a large share were delivered with the basement left as bare studs and insulation, and the owners want it finished. The job is predictable in its outline and specific in its details: a permit, because finishing a basement is on the City's list; bulkheads around the duct trunks and the main drain; ceiling-to-wall corners floated on the truss ceilings upstairs if those are being touched; and a finish that allows for the framing to keep drying through another winter. Garage conversions come up here too, and the garage-side wall is detailed as an air barrier rather than left as hung board. Near the Grand River and the Doon Valley some lots back onto the conservation lands, which does not change the drywall but is worth knowing if the plans involve the exterior.

Frequently asked questions

Is the price different in Doon South than in the older parts of Kitchener?

Not because of the address. New-build basements tend to be simpler to board — open, square, bare — and the older houses carry more unknowns behind the walls, so the quotes differ for reasons that would be true anywhere. Both get the same site visit and the same written quote.

Do you work on apartment buildings or commercial units?

The focus is houses: single, semi, townhouse and the second units inside them. Small commercial repairs can sometimes be fitted in, but a multi-unit building is a different scale of job and we will say so rather than take it on badly.

Do the permit rules change outside Kitchener?

The Building Code is provincial, so the fire-separation details are the same, but each municipality runs its own permit process and zoning. The guidance on this site is the City of Kitchener's; a property in Woolwich or Wilmot Township is checked against that township's rules before anything is quoted.
